Financing the home purchase

Pre-approval
For a Pre-approval the lender performs an extensive check of your finances including your credit rating, what your debt load is, employment history, your available down payment, etc. The resulting dollar amount is a very reliable estimate of what you can afford. The lender's pre-approval paper assures the sellers they are dealing with serious buyers, which, of course, is what all sellers want when considering a buyer's offer.
(Bank Letter - Confirms that buyer has sufficient funds to purchase property in question)
